Deviation from the Guide

Because E2018 is a baseline that users scope up or down, the report has to say where it did. The executive summary carries a deviations section listing each departure: a replacement reserve table (an appendix enhancement), an accessibility or moisture screening, a changed reporting threshold, a shortened document review, an area not surveyed by agreement. Each is a sentence.

The list is not an admission of weakness; it is how a reader knows the scope. A report that includes a reserve table without listing it as a deviation is technically non-conforming, and lender reviewers check. See how to write a PCR.
