Sample: Cedar Mill Office Building
A fictional 1985 two-story, 24,300 SF multi-tenant office in Cheshire, Connecticut, assessed for a prospective purchaser: 90 photographs, seven owner documents, field notes and a pre-survey questionnaire in; a complete ASTM E2018-24 Property Condition Report out, cost tables and photo exhibit included. The building, the firms and the people are invented; the report structure, the tables and the rules they follow are exactly what your reports get.
What to look at
- Section 1.4, Table 1: the stair door closer and heaved walk as immediate items, RTU-3 as a short-term replacement, each with quantity, unit and basis
- Section 6.2, Table 2: the roof at RUL 5 by the observer's opinion, not by age arithmetic, with the reason printed
- Section 3.3.3 Roofing: observed, reported and documented facts distinguished in the wording
- Section 9: what was not accessed, stated plainly
What it will not do
- State a fact nobody supplied; missing evidence prints as not observed or not provided
- Put a number in the narrative that is not in the data
- Describe an absence in the evidence as someone's failure
- Issue anything without a reviewer's approval and signature
