What Baseline PCR Does and Does Not Do

Straight answers to the questions firms ask before trusting a draft.

It does

• Draft an ASTM E2018-24 property condition report from photographs, field notes, the owner's documents and the questionnaire, in the section order lenders expect.
• Compute Table 1 and Table 2 from your unit-cost library and public useful-life tables, with every line's arithmetic and source printed.
• Tag every statement as observed, reported, documented or not provided, and say "not observed" rather than guess.
• Run checks on its own draft and show you what it found.
• Give the reviewer a workspace where every field, quantity, cost, category and photograph is editable and the totals follow.
• Render a PDF with your letterhead, lock it at approval, and deliver it by download, email or share link.

It does not

• Make professional judgments. Condition ratings, remaining-life opinions, life-safety calls and what to recommend are drafted from your notes and are yours to confirm or change. The report is the firm's work product; the reviewer is responsible for it.
• Issue anything without a named reviewer's approval and signature.
• Capture in the field. Use your camera and any notes app; upload afterwards. There is no mobile app in this version.
• Produce the Fannie Mae Form 4099, Freddie Mac or HUD formats yet. The data model carries what they need; the outputs are planned.
• Export to Word. The deliverable is PDF; edits are made in the workspace.
• Use your evidence or reports to train anything, or send them to a model vendor that does. See the AI Disclosure.
• Replace the standard. It paraphrases E2018-24's requirements and cites its section numbers; buy the guide from ASTM.

What the guards prevent, and what they cannot

The engine is instructed never to invent a fact, a figure, a citation or a photograph reference, and its checks catch photograph ids that do not exist, numbers not in the data, standards the guide does not reference, and accusatory language. They reduce the chance of an error reaching you; they do not eliminate it. Read every draft as a competent first draft from a junior colleague, which is what it is.
