Table 1 (Immediate and Short-Term Repairs)

Table 1 is the schedule of physical deficiencies and their opinions of cost. E2018 requires immediate and short-term costs to be segregated, so the table has two groups with subtotals and a combined total; many firms group lines by building system within each category, and lender-facing reports print the table on a landscape sheet with a suggested-remedy column beside each item. Each line carries quantity, unit, unit cost and the resulting opinion, or "engineer to provide" where a quantity could not be established.

Items below the reporting threshold are omitted unless life-safety or code items, or unless the four-items rule brings them in; the methodology says which applied. Transaction items (warranty fees, surveys) are not deficiencies and do not appear. A copy of Table 1 usually appears in the executive summary as well. See cost categories.
