Reporting Threshold

The guide's default threshold is $3,000: physical deficiencies whose opinion of cost falls below it are omitted from the cost tables and treated as routine maintenance. The user may set a different threshold, disclosed as a deviation. Two exceptions bring sub-threshold items back: when more than four similar items are each below the threshold but together exceed $10,000, they are included; and life-safety items and code violations are generally reported regardless of cost.

A well-written cost methodology states the threshold, whether it was changed, and which exceptions applied, and lists the items that fell below it so the reader knows they were considered rather than missed. See cost categories.
